They do not constitute a binding offer to sell real property. All transactions require a written purchase agreement executed by both parties and closing through a licensed title company.

Educational and informational content on this Site is provided for general reference only and does not constitute legal, tax, financial, or investment advice. You should consult qualified professionals before making any land purchase or financial decision.

4. Seller Financing

Liran Properties LLC may offer seller-financed purchase options on certain parcels. Any financing terms, including but not limited to down payment, interest rate, payment schedule, default provisions, and late-payment penalties, are governed exclusively by the separate Purchase & Financing Agreement executed between the parties at closing. Nothing on this Site constitutes a commitment to extend financing or a binding offer of financing terms.

5. Intellectual Property

All content on the Site — including text, graphics, logos, and design — is the property of Liran Properties LLC or its licensors and is protected by applicable intellectual-property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.

6. User Submissions

By submitting information through our forms (e.g., name, email, phone, parcel details), you grant us a non-exclusive, royalty-free right to use that information for the purpose of responding to your inquiry and evaluating potential transactions.

7. Limitation of Liability

To the fullest extent permitted by law, Liran Properties LLC, its members, officers, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of, or inability to use, the Site or reliance on its content. Our total aggregate liability for any claim shall not exceed one hundred dollars ($100).

8. Indemnification

9. Dispute Resolution & Binding Arbitration

Any dispute, controversy, or claim arising out of or relating to these Terms or your use of the Site shall be resolved by binding arbitration administered in accordance with the rules of the American Arbitration Association (AAA). The arbitration shall take place in Orange County, Florida, and shall be conducted by a single arbitrator.

You agree that any arbitration shall be conducted on an individual basis only and not as a class, consolidated, or representative action. The arbitrator’s decision shall be final and binding and may be entered as a judgment in any court of competent jurisdiction.

Notwithstanding the foregoing, either party may seek injunctive or equitable relief in a court of competent jurisdiction to prevent irreparable harm.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict-of-law principles.

11. Modifications to These Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with a revised “Last updated” date. Your continued use of the Site after any changes constitutes acceptance of the updated Terms.

12. Severability

If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
